Answers to your common questions

A: We recognize the financial burden a vacant property places on you. Price and condition are the two key determinants of whether a house is rented. The property won’t be leased if one of those doesn’t correspond to the present market.

We assist you by:

  • Advising you on a marketable rent rate; if you price your property too low, you’ll be leaving money on the table, and if you price it too high, it will remain vacant.
  • Making the apartment “rent-ready” – We have excellent relationships with make-ready personnel.
  • Quick response to requests to view the property – We return all calls for rental information.

A: From a duplex to complexes with 50 units, we offer first-rate administration of single-family houses, townhomes, condos, and apartments.

A: The majority of repairs are handled by skilled handymen.  

This helps us control quality and cost. We take these savings and pass them onto our owners.  Most home improvement company rates are 2 ½ times the cost of just hiring a skilled handyman causing costs to spiral out of control quickly.

A: Thorough! We check credit, income, rental history and criminal background. If an applicant cannot provide check stubs or is self-employed then we will review tax returns or bank statements to verify income.

A: We treat tenants like customers. Tenant turnover is costly to property investors. Our philosophy is to keep the tenant as long as possible which will increase the owner’s profit in the long run. Responding to repair issues quickly and answering tenants questions in a timely manner are important to us.

A: We do! We are on call 24 hours a day. Why worry you? That’s why you hired us! Most emergencies are prioritized and often can wait until the next day.

A: Absolutely, we are available to our owners at any time. Many of our owners live outside the state and communicate easily via sending messages thru the owners portal, text or phone calls.

A: Statements post on the 10th of every month to the owner portal. The owner will get an email notifying them the statement has posted. We can easily customize any report to meet our owner’s needs.

 

A detailed income statement will post at the end of the year along with a W1099.

A: The General Manager of J&K Properties is a licensed Realtor with over 25 years’ experience. Whether you are buying or selling, he will be happy to assist or refer you to one of his licensed colleagues to assist you.

A: Our contract requires that all net proceeds, less reserve and security deposits, be distributed

to the owners on or before the 15th of every month. All proceeds are directly deposited into your

bank account provided within the owner portal, and you will receive an email notification letting

you know transfer has been done.

A: Rent is due on the 1st and late on the 5th. The eviction process is begun on the 6th unless you

instruct us otherwise. We provide tenants with four convenient ways to pay – So paying is easy.

A: We will represent you for FREE if a tenant who we placed stops paying. Although you are responsible for specific court costs, we will attend ALL hearings and file ALL necessary paperwork with the court. The filing fee is typical $125. You are notified and kept

abreast of all legal action, including court dates via communication thru the owners’ portal.

A: During regular business hours, our clients and tenants can contact our head office, although we prefer communication thru the owner’s or tenant’s portal for which responses are usually sent within minutes.  After business hours, For EMERGENCIES we recommend calling the designated number.
