Answers to your common questions

A: The first of every month is the due date for rent. As of the first, at midnight, it is late. We do grant you a grace period up until the fifth, though.  Rent is deemed late and subject to late fees if not received by the end of the fifth day.

A: Our rental application is online. Click Here. Application fee is 50.00 and it’s NON-refundable. Once you complete the application, you will be prompted to pay using a credit card.

A: We run a criminal, credit and eviction background check on all applicants. We also do a landlord reference check.

  • Our basic criteria:
  • 620+ Credit Score
  • No Credit issues in the last 6 months
  • 3 times the rent in income
  • One year of good verifiable rental history with no late payments

A: Per the terms of the lease the security deposit will be processed and mailed within 45 days from the last day of tenancy.  The Security deposit is NOT to be used as last month’s rent and is for any damages caused to the unit.

A: The most convenient and secure way to pay your rent is through the use of the tenant portal.  For other methods click here

A: Per the terms of your lease, you are required to give a 60 Day written notice.  Our office will send you a letter through the tenant portal advising of requirements to be meet both before and on your final day of tenancy.

A: The final say on whether to accept pets belongs to the owner. Nonetheless, some of our properties are pet friendly.  Please email [email protected] to reach the office.  Once the owner has given permission, we will advise of the required pet deposit money and any restrictions.

A: You must submit requests for repairs using your tenant portal.  This will immediately notify us of the need for repair.

Please refer to your lease to find out which repairs you, as the tenant, are responsible for covering.  Remember Safety First! Take every precaution to ensure both you, your family and guest are safe.  If you have a fire, call the fire department.  If you smell gas, call the gas company.  Call our office to notify us of your emergency.
